A milder housing downturn in San Antonio than the rest of the country means smaller builders are still faring well, said Jim Gaines, a research economist with the Real Estate Center at Texas A&M University. Local housing starts had a record year in 2006 - so much so that experts say builders overbuilt. As a result, local housing starts plummeted more than 34 percent between 2006 and 2007 as the area's volume builders tried to sell lingering inventory. But many small builders, who contributed about 10 percent of the total 12,625 homes built last year, stayed on track, according to Metrostudy, which tracks local housing trends. Small- to medium-sized builders are maintaining or growing their business because they build to order, unlike the larger builders who tend to put up lots of homes on speculation that the buyers will come later, Gaines said. Just a month into 2008, Clay Schlinke, owner of Tesoro Homes, has sold out three of the five developments of four-plexes, duplexes and townhomes planned for the San Antonio area in 2008, mostly to out-of-state investors.

Last year, AT&T launched 3G service in Arlington, Austin, Beaumont, Carrollton, Dallas-Fort Worth, Garland, Grand Prairie, Houston, Irving, Mesquite, Pasadena, Plano, Richardson and San Antonio. Already this year, AT&T has deployed 3G service in Corpus Christi and McAllen. Later this year, 3G service will be expanded to include Brenham, Bryan-College Station, Fort Hood, Longview, Marshall, Tyler and Victoria.
