Brookfield Properties is planning "a huge new office development" on a recently completed assemblage between Ninth and Tenth Avenues, 31st and 33rd Streets, The Post reports, behind what would be Madison Square Garden if the Moynihan-Penn Station deal ever gets done. On the other hand, don't get too excited. Steve Cuozzo quotes a source saying, "They will not build on spec, but are considering a two-building or a three-building option depending on tenant interest." -Matthew Schuerman

On November 3, 1960, Garden president Irving Mitchell Felt announced plans to construct a new Madison Square Garden - Garden IV. The Pennsylvania Railroad had earlier made the decision to demolish the above-ground portions of Pennsylvania Station and sell the “air rights” above. The Garden Corporation obtained these coveted air rights in 1961. Above-ground demolition of Penn Station began on October 28, 1963, with concrete poured for the new Garden, to rise between 31st and 33rd Street from Seventh to Eighth Avenues, starting on May 1, 1964.
The state agency behind the creation of Moynihan Station unveiled a new design today by David Childs, but the biggest question was not answered: What is happening with relocating Madison Square Garden? If the Garden does hop a block west, to the Ninth Avenue backside of what is presently the Farley Post Office and what will become the train station, it would almost certainly require design changes. But the agency's chief, Charles Gargano, would not touch on that, saying that he had seen no proposal. Nor would Vishaan Chakrabarti, whose company, The Related Companies, will lease and develop the non-train portion of the building along with Vornado Realty Trust, show his cards.

Governor Spitzer announced his plan for Moynihan Station, the new Madison Square Garden and the surrounding area. The plan includes moving the Garden to the old Farley Post office, building two new skyscrapers, and creating a major retail hub in the renovated Penn Station. The state’s plan ... proposed rezoning the area for commercial and residential development, and creating 4.3 million square feet of transferable development rights.

The Governor had threatened to nullify the agreement with Related and Vornado and start over again--or, in a way, did Silver just do that?--by bidding out a larger plan to move Madison Square Garden and redo Pennsylvania Station. A statement explaining how far he is willing to go is coming out soon.

Hearings will begin next week on the plans for the new Madison Square Garden. Lots is riding on the decision whether to build a new coliseum or to renovate the existing one right where it is. Since the Empire State Development Corporation released its plans for the design of Moynihan Station, much depends on MSG.
