Home sellers should be willing to leave their house when it is time for a prospective buyer to view the property, according to real estate author Bonnie Sparks. In her book, "If You're Clueless About Selling Your House," Sparks suggests three main reasons for vacating the premises. First, she says that sellers may not respond well emotionally to objective criticism from the buyer. Second, Sparks warns that sellers who remain in the home may inadvertently reveal too much information to the buyer. This information may give the negotiating edge to the buyer, making it easier for them to lower their offer for the house. Finally, Sparks notes that buyers should be able to tour the home freely and speak openly with their real estate agent about any of their concerns.
