(Northwest Austin) - A major renovation effort is in the works for Lakeline Mall in Northwest Austin. Simon Property Group Inc. announced that it will invest an undisclosed amount in significant upgrades at the 1.1 million-square-foot regional mall including: A redesign of the mall's center court area; The addition of a 2,300-square-foot family-friendly restroom with a lounge area; New flooring throughout the common space; Redesign of three entrances; Carpeted soft seating areas; Updated guest services kiosks; and New exterior signs. Lakeline's renovation will be among the first in a three-year, multimillion dollar Simon initiative to update a number of its properties. Opened in 1995, Lakeline is one of the region's newer indoor malls. Improvements have already begun and are scheduled for completion in mid-2008. Lakeline recently added new specialty shops and restaurants to its tenant mix including Dillard's Men's & Children's, Vans, Hollister Co., Rockport Shoes, Bandolino, Bui-Yah-Kah, Bath Junkie, Anchor Blue, Journeys Kidz, IBC Bank, Yankee Candle, Perfumania, Tacos Chiwas and Phil's Philly Grill.

AUSTIN (statesman.com) – With the Northwest Austin store deemed a “top-performer,” Costco Wholesale Corp. has broken ground on its second Austin location. The new 78-acre site is at the southwest corner of William Cannon Dr. and South MoPac Blvd. Costco plans to open the 153,000-square-foot store in spring 2006.

(Northwest Austin) - The Domain features two distinct phases. The first - a luxury lifestyle center with approximately 700,000 square feet of retail space; 394 multifamily units; 85,000 square feet of office space; and a 330-room Westin hotel - opened in March. The 57-acre development, which targets high-end consumers and features tenants such as Neiman-Marcus, Louis Vuitton and Tiffany & Co., was co-developed by Indianapolis-based Simon Property Group. The Domain Phase II, which currently is under construction on 177 acres of adjacent land, will boast 7.5 million square feet of improvements including around 1 million square feet of additional retail space; 4,000 residential units; two boutique hotels; a grocery store; and 3.5 million square feet of office space. Phase II, which will be anchored by Nordstrom and a yet-to-be-named second department store, focuses on a much broader demographic than the first phase and will feature high-end stores as well as soft goods, hard goods, juniors and kids. The Domain is located at the base of a brand new $2.3 billion toll road system; it is adjacent to the commuter rail line, which will be activated in 2008; and it is situated at three major arterials, MoPac Boulevard, Loop 360 and Highway 183.

AUSTIN (bizjournals.com) – Equity Office Property Trust has purchased Stonebridge Plaza II, a 193,000-square-foot, Class-A office building in Northwest Austin from Transworld Properties. Equity paid $36.8 million or nearly $191 per square foot for the property at 9600 North Mopac Expressway. The building has nine stories and a six-level parking garage.
